The apartment has a south-west orientation with all day sun! You can enjoy every morning beatifull sunrises! The apartment is very spacious and bright. The large living room has a dining area with large table to seat up to 6 people. There is also a comfortable living area with 2 big sofas and TV-corner with direct access to the enormous terrace. When you seat on the sofas, you enjoy free panoramic seaviews! On the spacious private terrace infront of the living room with over 110mē is an outside dining area where you can enjoy your breakfast or dinner in the sun listening to the sea! Further here you will find 4 sunloungers. The master bedroom has direct access to this main terrace and offers frontal sea views. This bedroom has also an en-suite bathroom. When you lie in the bed, you overlook the open sea. The second guest bedroom offers also frontal seaviews and 2 single beds and has a bathroom on the landing. The kitchen is fully equipped.

The property offers air conditioning system troughout (warm/ cold), WIFI Highspeed Internet access (extra costs) and a private underground parking space (extra costs).

The complex is located on the beachfront and offers paddle tennis court and well kept gardens with 2 large community pools: one childrens pool and one adults pool right on the beach! Large community parking area behind of complex with free parking! A perfect holiday home for summer and winter!

The urbanisation 'El Mirador de Bermuda Beach' is located on the very first beachline between the city of Estepona and the village of Sabinillas/ Manilva. The complex offers private paddle tennis court, spacious garden and community pool right on the beach. Each apartment has enormous terraces with 100mē and unforgetable views over the beach, the Rock of Gibraltar and Africas coastline: a perfect holiday home for summer and winter! The complex has direct access to the beach. Just 100 meters away is a very good restaurant. In walking distance you will find also a Country-Club with restaurant, large Spa and golf - we offer discounted rates. In the village next door you will find numerious shops, supermarkets, banks, restaurants, tapas-bars, bakery and pastery. Every sunday here is one of the biggest markets in the region.

The bigger city of Estepona is just 7 km. far away.

The apartment has air conditioning system for heating and cooling troughout, sattelite TV and offers amazing frontal seaviews. The main balcony terrace with over 110 mē is facing out to the sea with panoramic seaviews. Here you will find 2 dining areas and several sunbeds. The south-
west orientation allows you to enjoy the sun untill late evening!

Prices are per night for self-catering with a maximum occupancy of up to 4 people including electricity, water, air conditioning for heating / cooling, satellite TV.

Extra cost:

(obligatory) flat rate surcharge for towels, bed linen and final cleaning upon departure EUR 130,-;
(on request) wireless high-speed WLAN internet access via fiber optic cable: EUR 3,-/ per night (for up to 5 devices at the same time);
(on request) rental of 1 X underground parking spot: EUR 3,-/ per night;
(on request) rental of a children's travel cot with bed linen EUR 5,-/ per night;
(on request) rental of a high chair EUR 3,-/ night;
(on request) additional interim cleaning of bathrooms & complete change of towels and bed linen for EUR 69,-/ clean;
(on request) rental of pool / beach towels: EUR 7,-/ piece for the entire duration of the stay;
(on request) surcharge for additional person: EUR 35,-/ per night;
(obligatory) refundable deposit of EUR 200, - (in case of proper departure, the deposit will be transferred back to the customer's account within 14 days).

MINIMUM STAY FROM 3 NIGHTS (EXCEPT CHRISTMAS / NEW YEAR from 5 nights, EASTER from 4 nights & HIGH SEASON from 7 nights)

BOOKING CONDITIONS:

1. When booking, a reservation payment of 50% of the total amount is requested.

2. Final payment (50%) due 31 days before the day of arrival.

3. In the case of short-term bookings (less than 30 days before arrival), the total amount is due.

PAYMENT METHOD:

Payments may be made in Euros by bank transfer or credit card (VISA / MASTERCARD).

PAYMENT TERMS:

1. Please do not transfer cash payments by post.

2. All payments should only be made by one person, if possible this should be the leader of your tour group as stated in the reservation confirmation.

CANCELLATIONS:

Cancellations are only accepted in writing, the date on which the cancellation was received applies!

1. If more than 60 days before arrival - full reimbursement of all payments made (free cancellation!)

2. between 60 and 31 days before arrival - loss of 50% of the total rental amount (loss of reservation payment)

3. between 30 and 0 days before arrival - loss of 100% of the total rental amount
